Visioning and business case for exciting mixed-use development at the heart of Wakefield’s waterfront regeneration zone.

Fourth Street were commissioned by City and Provincial Properties (CPP) to develop the vision and business case for this landmark mixed-use development in Wakefield, West Yorkshire. The project will see the refurbishment of a large Grade II-listed mill complex on the River Calder and its re-use as a creative hub. It will deliver some 13,000 sqm of workspace, music studios, event and community areas and major public realm improvements. Situated adjacent to the award-winning Hepworth Gallery, the site is considered the “last piece of the jigsaw” for Wakefield’s waterfront regeneration.

Fourth Street worked closely with the client to develop and refine the vision for the site, ensuring – in the process – that its underlying business case was robust and defensible. This work continues to inform funding applications and ongoing liaison with the Council and other partners.
